How does a whole-house or move-out cleanout work?

Send photos of each room, the garage and the yard, and tell us your deadline. We text back a price, schedule around your closing or turnover date, and clear everything: furniture, closets, appliances, yard debris. We sweep up as we go so the place is ready for cleaners, painters or the next tenant.

How much does property cleanout cost?

Pricing is based on how much truck space your items take up, plus labor. Free photo quotes by text: send photos and get an exact price. Stairs, long carries and heavy material like concrete or dirt change the number. Your quote includes loading, hauling, disposal and sweep-up. The price we quote is the price you pay.

A property cleanout is a deadline job. The unit has to be empty before the cleaners, painters, photographer or new tenant arrive, and anything that slips pushes the whole schedule. This section covers the steps, the rules landlords run into, and when the City's free programs can carry some of the load.

What's included, step by step

  1. Photos and the deadline. Text pictures of every room, closet, the garage and the yard, plus the date the unit has to be empty. We reply with a price the same way.
  2. Access. Agree on keys, lockbox codes, gate codes and who meets the crew, if anyone.
  3. Confirm what stays. Appliances that belong to the unit, window coverings, paint cans for touch-ups: mark them so they don't leave.
  4. Clear out. Furniture, closets, cabinets, garage, yard and side yards, in one visit when the size allows.
  5. Sweep and hand off. The unit is swept, and you hear from us when it's done so the next trade can start.

For landlords and property managers

  • Confirm you have the legal right to remove any belongings left behind (see below).
  • List items that belong to the property: fridge, stove, blinds, spare tiles, touch-up paint.
  • Send photos of every room, the garage, the yard and the parking situation.
  • Share the lockbox code, gate code and building rules on loading hours or elevator pads.
  • Note street-sweeping days on the block.
  • Pull any tenant files, keys or mail left in the unit before cleanout day.

California and LA rules that apply

If a former tenant left belongings, don't remove them until you've followed California's notice rules for abandoned property. The steps depend on how the tenancy ended, and this page isn't legal advice. Check with an attorney before anything is hauled.

Once you're clear to proceed, the usual disposal rules apply to what's left:

  • Paint, cleaners, motor oil and pool chemicals left in closets and garages are hazardous waste and can't go in the trash.[1]
  • All batteries, including the ones in junk drawers and old remotes, are banned from every household bin.[1]
  • Electronics such as TVs, monitors and laptops are on the state's trash-ban list.[1]
  • Refrigerators, freezers and window ACs need their refrigerant removed by a certified recycler or EPA-certified technician.[2],[3]
  • Tires are banned from the trash.[1]

Parking at the property

Where the truck parks affects how fast a unit empties. LA's posted street-sweeping routes are swept every other week, and cars left there on sweeping days are ticketed.[4] In hillside fire zones, posted streets become no-parking on Red Flag days, and vehicles are towed.[5]

What affects the price

  • How much was left. A tenant who left three pieces of furniture and one who left a full household are very different jobs.
  • Size of the property. Multi-bedroom homes, garages, sheds and big yards add volume.
  • Stairs and distance. Upper-floor units, walk-ups and long carries from a courtyard to the street add labor.
  • Condition. Soiled mattresses, spoiled food and broken furniture take more care to carry.
  • Tight timing. A same-day turnaround may need extra hands.

Free city options vs. paying a hauler

For a house or a small building the City collects from, the free programs can help with a move-out if there's time. In the City of LA, LASAN's bulky pickup has no item limit for the 1–4 unit homes it serves,[6] and its move-in/move-out pickup takes boxes and bags on trash day, each under 30 pounds and 2 by 3 feet.[7] Glendale's City service covers 1–4 unit buildings,[8] while its 5+ unit buildings get four free bulky appointments a year through a private hauler.[9] Pasadena doesn't collect from buildings of five or more units,[10] and Burbank's bulky service charges a per-item fee for appliances and mattresses.[11]

The limits for landlords are timing and labor. Pickups happen on the property's trash day, not your turnover day, and items put out without a booking can bring a citation in Pasadena[12] or be treated as illegal dumping in Glendale.[13] See the comparison in city bulky pickup vs. a private hauler, or the program guides for Los Angeles, Glendale and Burbank.

When the date is fixed and the unit is full, a crew on your date usually beats a unit sitting empty while you wait for pickups.

Where it goes afterward

We donate items that are in fair shape so they get a second life, and recycle what we can. When your items are donated, you'll get a donation receipt from the drop-off location within 14 business days. Many charities have conditions worth knowing: Habitat LA ReStores take working appliances under 8 years old,[14] St. Vincent de Paul of Los Angeles picks up for free from street level,[15] and Goodwill Southern California doesn't take major appliances or mattresses.[16] Mattresses and box springs can go to a Bye Bye Mattress site for recycling.[17] In California, refrigerant has to be removed from a fridge or AC unit before it's crushed or scrapped.[2] What can't be donated or recycled is disposed of as regular waste.

Property cleanout: questions

Do you work with realtors and property managers?

Yes. Real estate agents and property managers book cleanouts for listings, sales and turnovers. Tell us the closing or turnover date, who holds the keys or the lockbox code, and who approves the final walk-through. One contact person for photos and access keeps things quick.

A tenant left belongings behind. Can you just haul them?

Not until you've confirmed you're allowed to. California has notice rules for property a former tenant leaves behind, and they depend on how the tenancy ended. We can't give legal advice, so follow those notice rules and check with an attorney or your property management counsel first. Once you have the go-ahead, we can clear it.

Can you change the date if the closing moves?

We'll do our best. One customer had to move the date at the last minute for a two-story house cleanout, and it still got done. Tell us as soon as the date shifts, since a bigger crew or two trucks may be needed to hit a tighter window.

Do I need to be there?

Usually not. Many property cleanouts run on a lockbox, a key left with a neighbor, or a manager who opens the door. Settle access and any gate or parking codes when you book, and we'll let you know when the job is done.

Do you clear the yard and garage too?

Yes. Yard debris, old patio furniture, a garage full of the last occupant's boxes and anything left along the side yard can all be part of the same job. Include photos of the outside areas so the price covers them.

Will the unit be ready for cleaners after you leave?

It will be empty and swept, with closets, cabinets, the garage and the yard cleared. That's the point where cleaners, carpet installers, painters or a stager can take over. Deep cleaning, carpet shampooing and repairs are separate trades, so book them for after the cleanout date rather than the same morning.

Can a City bulky pickup handle a move-out?

For homes and small buildings the City serves, it can take some of it. In the City of LA, LASAN's bulky pickup covers furniture and mattresses, and its move-in/move-out pickup takes boxes and bags on trash day with a day's notice. Everything has to be at the curb on time, which is hard to manage around a turnover.

My building has five or more units. What are the City options?

That depends on the city. Glendale serves 1-4 unit buildings itself, and larger buildings use a private hauler that offers up to four free bulky appointments a year, four items each. Pasadena doesn't collect from buildings of five or more units, so residents there ask the building's hauler. In the City of LA, check with LASAN for your building.

What about mattresses a tenant left behind?

Bye Bye Mattress drop-off sites take mattresses and box springs free regardless of condition, but mattresses that are wet, heavily soiled or infested with bedbugs don't qualify. Tell us if a mattress is in bad shape so it can be wrapped before it's carried through the building.

Can we leave the leftovers on the curb for the City?

Only with a scheduled pickup. Dumping on a street, public property or someone else's property without consent is illegal under the California Penal Code, with fines starting at $250 and each day counting as a new violation. In Pasadena, unscheduled parkway items can bring a citation.

Where does the truck park at an apartment building?

Tell us about loading zones, alley access, street sweeping days. In the City of LA, street-sweeping routes are enforced every other week, so booking around the posted day helps.

Can you remove the old appliances too?

Yes. We take all appliances, including fridges, freezers, stoves, washers and dryers. Refrigerators and freezers need their refrigerant removed by a certified appliance recycler or an EPA-certified technician before they're scrapped, so they can't simply go to a landfill with the rest of the load.
