How does commercial junk removal work?
Send photos of what needs to go and tell us about access: loading dock, elevator, parking, building hours. We text back a price and schedule around your business. The crew clears office furniture, pallets and fixtures, and sweeps up so the space is ready to use or hand back.
What we take
- Office furniture: desks, chairs, cubicles, filing cabinets
- Pallets and packing material
- Retail fixtures and shelving
- Break-room appliances
- Tenant turnover leftovers
- Construction and remodel debris
Ask us first
- Electronics with data: wipe or remove drives first.
- We don't take paint, chemicals (like motor oil and solvents), tires, asbestos, medical waste, ammunition or propane tanks, empty or full. We'll point you to the right drop-off.
Before
AfterHow it works
Most jobs go from first text to swept-up driveway the same way.
How much does commercial junk removal cost?
Pricing is based on how much truck space your items take up, plus labor. Free photo quotes by text: send photos and get an exact price. Stairs, long carries and heavy material like concrete or dirt change the number. Your quote includes loading, hauling, disposal and sweep-up. The price we quote is the price you pay.
Text us a few photos and your ZIP. You get a price back by text, and that's the number you pay unless what's there is different from what was in the photos.
Fastest quote: text photos of your items to (909) 566-3090.
Business junk doesn't fit the systems built for homes. City bulky pickup is mostly off-limits to businesses, a regular dumpster can't take electronics, and office furniture is hard to donate. This page covers how a commercial pickup runs, the rules that apply to offices and shops in LA, Burbank, Glendale and Pasadena, and what to sort out before the crew arrives.
What's included, step by step
- Photos and access details. Send pictures of each room or pile, plus the things that slow a commercial job down: floor number, freight elevator, loading dock, parking, and the hours the building allows moves.
- A price by text. The price covers truck space and labor, so a clear list of what's going (and what's staying) keeps it accurate.
- Scheduling around you. Early morning, lunch or after close, whichever your landlord and staff can live with.
- Breakdown and loading. Cubicles, shelving and fixtures are taken apart where needed, carried out and loaded.
- Sweep-up. The space is left broom-clean, ready to hand back, re-lease or rebuild.
Real estate agents, property managers and small offices make up a lot of this work. Here's how one Northridge office described it:
I recently had some junk removed from my office in Northridge and Ricardo and his team at Legacy Junk Removal exceeded all expectations. From start to finish, the experience was smooth, efficient, and professional.
Before the crew arrives
- Wipe or remove drives from computers, laptops, servers, copiers and printers.
- Tag or photograph what stays, so nothing goes by mistake.
- Book the freight elevator or dock time if your building requires it.
- Pull fluorescent tubes, batteries, toner and chemicals into a separate box.
- Tell building security or the front desk the crew is coming.
- Clear a path from the pile to the exit and note any narrow hallways.
California and LA rules that apply
City bulky pickup is built for homes
LASAN's free, unlimited bulky pickup is set up for homes it services, and its single-family pages cover buildings of 1 to 4 units.[1] LASAN also won't take commercial appliances at the curb.[1] Burbank is blunt about it: sofas from a furniture store or washers from a laundromat don't qualify, and the City tells businesses to donate, rent a temporary dumpster, or call a junk removal service.[2]
In Glendale, businesses and buildings with 5 or more units are served by private haulers.[3] Pasadena doesn't collect from businesses either; they use private haulers.[4] If your business has a trash contract, ask that hauler what bulky service it includes before you pay for anything extra.
Office electronics can't go in the trash
California's banned-from-trash list includes TVs, monitors, laptops, computer CPUs, printers, microwaves and phones.[5] LA Sanitation advises removing personal or sensitive information before any computer, phone or tablet is recycled.[6] For an office, that means the drive question gets answered before pickup day, not on the loading dock.
Every battery type, from AAs to the lead-acid units in backup power supplies, is banned from trash and recycling bins statewide.[5] Fluorescent tubes are banned from the trash too, and CalRecycle says LED lights shouldn't go in it either.[5]
Burbank's Recycle Center Drop Zone takes computers, monitors, TVs, bulbs and brand-name toner cartridges from Burbank residents and small businesses,[7] and Glendale's Recycling Center takes computers and office equipment.[3] CalRecycle's eRecycle directory lists approved e-waste collectors elsewhere.[8]
What affects the price
- Volume. How much of the truck the load fills is the biggest factor.
- Floors and distance. A third-floor suite with a shared elevator takes longer than a ground-floor storefront with a door at the curb.
- Disassembly. Cubicle systems, bolted shelving and reception desks take time to break down.
- Timing windows. Jobs squeezed into a short after-hours window may need a bigger crew.
- Special items. Electronics, heavy safes, or appliances with refrigerant need separate handling.
Ask for the price in writing by text and compare it with what a roll-off would cost once you add your staff's time to fill it.
Free city options vs. paying a hauler
Honestly, most businesses have fewer free options than homeowners do. Here's what exists:
| Option | Who can use it | The catch |
|---|---|---|
| City bulky pickup | Homes, not businesses[1],[2] | Business items don't qualify |
| Burbank Drop Zone | Burbank residents and small businesses[7] | E-waste, bulbs and toner only, with limits |
| Burbank Recycle Center mattresses | Burbank businesses, for a fee[2] | One item type; you haul it there |
| Donation | Anyone | Office furniture is often refused[9] |
A paid pickup makes sense when the space has to be empty by a lease date, when there's no dock or staff to load a bin, or when the pile mixes furniture, boxes and fixtures that would each need a different drop-off.

Where it goes afterward
Clean, complete furniture has the best shot at a second life. Goodwill Southern California lists sofas, tables, chairs and dressers as acceptable and wants items in good, sellable condition,[10] but Out of the Closet won't take office furniture, wall units or large executive desks.[9] If a charity accepts a gift worth $250 or more, it has to give a written acknowledgment,[11] which your accountant will want to see.
Electronics go to e-waste collectors rather than the landfill, and hazardous items such as batteries and bulbs go to a hazardous or universal waste collector. The rest is mixed business waste. How it's disposed of matters: under state law, dumping waste in commercial quantities is a misdemeanor that can bring jail time and fines, and the court can order the dumper to pay for removal.[12] Ask any hauler how its loads are handled.

What customers said about this job
I recently had some junk removed from my office in Northridge and Ricardo and his team at Legacy Junk Removal exceeded all expectations. From start to finish, the experience was smooth, efficient, and professional.
As a real estate agent, I’ve worked with several junk removal companies, and Legacy Junk Removal truly stands out. Their team is incredibly professional, reliable, and efficient. They show up on time, communicate clearly, and get the job
Great service and were quick. I called them at 10am and they came and cleaned all out wood pallets at 1pm. Also very friendly and affordable. They were willing to work with us at Valley All Care Dental and we appreciated them.
Where we do this
Based in North Hollywood, working mostly within 10 miles: the east and central San Fernando Valley and the neighborhoods just over the hill.
Commercial junk removal: questions
Can the crew work around our business hours?
Yes. Tell us when you're open, when the building allows moves, and whether the loading dock or freight elevator has to be booked. We schedule the pickup around those windows so your staff and customers aren't working around a crew. Early-morning or end-of-day slots are common for offices and shops that can't close.
Can a business use the City's free bulky item pickup?
Usually not. LASAN's free bulky pickup is set up for homes it services, Glendale and Pasadena send businesses to private haulers, and Burbank says outright that items from a business don't qualify. Burbank's own advice to businesses is to donate, rent a temporary dumpster, or call a junk removal service.
Do you take office electronics like computers, monitors and printers?
Ask us first with photos. Computers, monitors, TVs and printers are on California's banned-from-trash list, so they can't simply go in a dumpster. Before anything with storage leaves your office, wipe the drives or pull them out; LA Sanitation also tells people to remove personal and sensitive data before recycling any device.
What should we do with hard drives and data before a cleanout?
Handle the data yourself before pickup day. Wipe drives with your IT provider's usual method or remove them and keep them, and do the same for copiers and printers that store scans. Once equipment leaves your space, you no longer control it, so treat drive removal as part of your own checklist, not the hauler's.
Do you work with property managers and realtors?
Yes. Real estate agents and property managers have hired Legacy for tenant turnovers and listing prep. Send photos of the unit and tell us about access, parking and any lockbox so the crew can get in, clear it and leave it swept for the next showing or move-in.
Can you take pallets?
Yes. Wood pallets are one of the most common commercial pickups. In one review, a dental office called at 10am and had its pallets cleared by 1pm the same day. Stack them near the exit if you can; it shortens the job.
Can you clear a whole office or suite at once?
Yes. Desks, chairs, cubicle panels, filing cabinets, break-room appliances and boxes can all go in one visit if the truck space covers it. For a big floor, send photos of each room and a rough count of workstations so the price and crew size match the job.
What about fluorescent tubes and batteries from the office?
Keep them out of the junk pile. California bans fluorescent tubes and every kind of battery from the trash, and CalRecycle says LED lights shouldn't go in the trash either. Box them separately and take them to a hazardous waste or universal waste collector, or ask us about them when you send photos.
Is office furniture worth donating?
Sometimes, but it's harder than household furniture. Out of the Closet lists office furniture and large executive desks as items it won't take. Goodwill Southern California accepts furniture in clean, sellable condition. If a charity gives you a receipt for a gift of $250 or more, keep it; tax questions belong with your accountant.
Can you handle recurring pickups?
Ask us. For steady volume, a standing pickup or a rented dumpster may make more sense than one-off hauls. Weekly business trash, recycling and organics service is a separate thing; a junk pickup handles the overflow and the odd large items.
Where does the crew park at a commercial building?
At a dock or service entrance when there is one. In Burbank, a yellow curb allows up to 20 minutes of loading between 8 a.m. and 6 p.m. unless signs say otherwise. Tell us what your building allows.
Why does it matter who hauls our business junk?
Because the liability for dumped waste can come back to where it started. Under California law, dumping in commercial quantities is a misdemeanor with fines and possible jail time, and a court can order cleanup. Ask any hauler how and where loads are disposed of before you hire them.
